What to Expect

Conveyancing - the legal transfer of property ownership - involves more steps than most people realise. Here’s what we take care of on your behalf:

1. Reviewing your sale and purchase agreement.

We’ll check the conditions, timeframes, and any risks before you go unconditional.

2. Due diligence.

We’ll advise on LIM reports, title searches and any issues that need to be resolved before settlement.

3. Satisfying conditions.

We’ll help you work through any conditions on the agreement - finance, building reports and anything else.

4. Pre-settlement checks.

We’ll confirm the title is clear and that everything is in order ahead of settlement day.

5. Settlement.

We’ll manage the transfer of funds and ownership, and make sure the deal completes correctly.

6. Post-settlement.

We’ll register the title in your name and confirm everything is finalised.

Standard matters are typically turned around within 48 hours - and we’ll always be in touch within the week if something more complex needs time. You’ll deal directly with our experienced team, Claire Gibson reviews all advice personally, bringing over 15 years of legal experience to every property transaction.

Not many law firms in the Waikato offer this. We do, because we think getting started on the right foot matters.

FAQs

How Much Does a Property Lawyer Cost in Hamilton?

We publish our fee guidelines online so you have a realistic idea of costs before you pick up the phone. Fees are confirmed on a matter-by-matter basis depending on the complexity of your transaction, but there are no hidden surprises.

For first home buyers, we also offer a free initial consultation - so you’ll get your questions answered before you commit to anything.

Do I Need a Lawyer To Buy or Sell Property in New Zealand?

Yes - in New Zealand, all property transactions must be handled by a qualified lawyer or conveyancer. Your lawyer reviews the sale and purchase agreement, carries out due diligence on the title, manages the transfer of funds and registers the title in your name.

It's not just a legal requirement - it's genuine protection for one of the biggest financial decisions you'll ever make.

What Is Conveyancing and What Does It Involve?

Conveyancing is the legal process of transferring ownership of a property from one person to another. It covers everything from reviewing your sale and purchase agreement and checking the title, through to LIM reports, satisfying conditions, coordinating settlement and registering the new ownership. We handle all of it - and we’ll keep you informed at every step so you're never left wondering what's happening.

How Long Does a Property Transaction Take?

It depends on the complexity of the transaction and the conditions in your agreement, but for standard residential purchases and sales we typically turn matters around within 48 hours of receiving what we need. Settlement timeframes are usually set by the agreement itself - we'll work to whatever deadline is in place and flag any concerns well in advance

Can My Lawyer Come to Me, Or Do I Have to Come To The Office?

Either - we're flexible. We're happy to meet you at our office at The Base in Te Rapa, but we can also come to you at home or at work, including after hours if that suits you better. We know life is busy and a property transaction shouldn't require you to jump through hoops just to speak to your lawyer.
